The Penthouse:
Our luxurious corner penthouse with 3 bedrooms and 2 bathrooms is located in a small, fenced complex with view to the swimming pool. Thanks to it's orientation and 3 spacious terraces, our guests can enjoy the sun all day long.

The entrance to our penthouse is on the first floor of the apartment complex. The spacious house has 2 floors. On the first floor there are the living room, a spacious kitchen and a large terrace. On this floor there is also a double bedroom and a bathroom with shower. On the 2nd floor is the master bedroom with spacious terrace and the 3rd bedroom. On this floor is also a bathroom with bathtub. From the hallway you can access to the 3rd terrace which have the view to Cabozo Gordo. 
The penthouse is stylish, comfortable and decorated with great attention to detail. We would like to provide our guests all the convenience. You will feel right at home here.

Our penthouse is registered and inspected by the Murcia tourism board through our property manager Calida Sunshine: 1320/2016.

Location:
Our penthouse is located on the outskirts of a Spanish village named San Cayatano. The main street of the village is just 500m walking distance through the residential area. Here you will find all the basic amenities all year around.

Environment:
The beautiful sandy beaches of Mar Menor can be reached in just 10 minutes by car. In less than half an hour you are in the historic cities of Cartagena, Murcia, nature parks Calblanque and San Pedro de Salinas. For hiking lovers we can recommend Ricote Valley, Sierra Espuña and El Valle.
Golf enthusiasts can also indulge in all the first class golf courses nearby.

Spain is our favorite holiday destination. We love the people, the culture and the landscape. Our ideal vacation consists of walking, good food and visiting historical cities. After we have decided to buy a house in Spain, we have chosen Murcia because of it's authentic Spanish atmosphere, it's sunny climate and a warm coast that has not been affected by mass tourism. We would love to introcuce our beloved Murcia to our guests.

Payment Terms:
- Deposit of € 175 is due upon reservation. The deposit will be refunded within 14 days of departure after checking for any damages.
The full rent is due 8 weeks before arrival.
- Booking within 8 weeks of arrival: payment of the entire rental amount + deposit.

Special winter long stay offer (28 consecutive days)! In the month of November to March (inclusive) we charge € 750 per month. Electricity will be charged separately based on consumption. Electricity @ €0,20 per kWh. Water is included. Final cleaning is included. 'Meet and greet': 45 euro

Nearby airports with national and international flights
- Alicante Airport: 90km, about 50 minutes away
- Airport Murcia: 30km, about 25 minutes

Nearby railway station Balsicas (8km): Train Balsicas has direct connections to Murcia, Madrid, Cartagena, Alicante and Valencia.

San Cayetano has quick access to several major roads and highways. This makes it easy to visit all the major cities and the Costa Calida and Costa Blanca.

Badplaatsen rond Mar Menor:
- Lo Pagán (San Pedro del Pinatar)
- Santiago de la Ribera (San Javier)
- Los Alcázares

Alle 3 badplaatsen hebben mooie zandstranden. Lo Pagán is vooral bekend met haar gezonde modderbad (vrije toegang) en het natuurpark Salinas de San Pedro. Los Alcázares is de meeste bekende plaats van alle 3 en heeft zeer brede stranden. We vinden Santiago de La Ribera het gezelligst met de vele restaurants en cafés aan de boulevard. Hier vertrekt ook de veerboot voor voetgangers/fietsers naar La Manga en terug.

Tip: huur een fiets. Er is een fiets/wandel boulevard langs het strand van Santiago de La Ribera tot Lo Pagán en de natuurpark.

Andere Kustplaatsen:
- Cabo de Palos: kiezelstrand, zeer geschikt om te snorkelen en te duiken. Vele visrestaurants aan het haventje.
- Natuurpark Calblanque: Schitterend natuurpark met ongerepte mooie stranden zonder voorzieningen. We komen hier graag om te zwemmen in de zomer en om te wandelen in de rest van het jaar.

- Murcia
Beide historische steden zijn zeer de moeite waard om te bezoeken.

Binnenland:
- Siera Espuña
- Ricote Vallei
- El Valle
Alle 3 de plaatsen zijn ideaal voor wandelen en touren. Het klooster Santa Eulalia in Siera Espuña is een aanrader om te bezoeken. Het landschap van de Ricote Vallei is zeer bijzonder. Vanuit de kerk La Fuensanta in El Valle heeft u een prachtig uitzicht over Murcia stad en omgeving.
The key holding and "Meet and greet" with our guests are in the good hands of our property manager / local agent Calida Sunshine. Calida Sunshine provides directions to the penthouse and make agreement with guests for the Meet and Greet (M&G). During the M&G, the key holder will show you the house, give the necessary explanation and tell you about the area to make you will feel home here. The key holder is also your contact person during the stay, in case there is any assistance required.

We have been working with Calida Sunshine right from the beginning. The cooperation has always been pleasant. Our guests and family are also very pleased with the services that provided by our property manager.

If you wish, Ca;ida Sunshine can provide beach towels, shopping package or arrange in-between additional cleaning (see price table above).
Walking:
Murcia has an extensive and varied trail network, from a simple seaside stroll to a tough hike, something for everyone. You can download all trails we have walked from our Wikiloc page. There is an extensive information book with walking routes and descriptions in our apartment.

Cycling:
Along the Mar Menor there is a wide boulevard for walking or cycling. There are several places where you can rent bikes. The addresses are listed in our information book.

Diving and Snorkeling:
The coast of Cabo de Palos is one of the best diving areas of Spain. The area around Islas Hormigas, near Cabo de Palos, has been identified since 1995 as marine reserve. To a depth of 20 meters, the average temperature is 14,5ºC in winter and 25ºC in summer. With over 300 days of sunshine a year and an average temperature of 20ºC, it is also a perfect spot for snorkeling.

Golf:
There are over 10 golf courses nearby, including courses designed by Jack Nicklaus, Dave Thomas and Seve Ballesteros.

SPA: Treat yourself to a day spa, for example in the SPA center in the village of Archena or Thalasia Hotel in Lo Pagan. You can also take the very popular self-service mud bath in the sea of Lo Pagan.

For our guests we have prepared a very Comprehensive in-information book compiled with the following topics:

- Activities and Hiking trails we have walked
- San Cayetano and daily groceries
- Shopping and weekly markets
- Recommended restaurants

All locations are provided with navigation coordinates and QR codes, therefore you can find the places easily.

Since we have guests from different nationalities, the information book is written in English.

There are also information leaflets and guides available. A few weeks before the start of your holiday we will send you the link to our information folder by e-mail, so you started to prepare the holiday at your convenience.
San Cayetano is a quiet Spanish village with good facilities. Thanks to the Spaniards and the expatriates who live here permanently, all amenities in the village open all year. This in contrast to many golf / vacation resorts.

The village has a small supermarket, a pastry shop and several shops. There is one bank with ATM. The hairdresser is open 6 days a week. There is a small weekly makrted on every Wednesday morning on plaza before the church.
Larger supermarkets are in and around San Javier.

The restaurant Joaquin San Cayetano is well known in the area. Spaniards from miles around come here to dine. There are still several small eatery / bars in the village.

There is also a pharmacy in San Cayetano.

In our apartment complex live a few Britisch and Spanish families permanently. They are all very helpful and friendly.

Specifics: On the other side of the street of the apartment complex is the local primary school. During the school day, you can hear the school bell from morning 9 am. You see, you are staying in a real Spanish village :-)
Reservation:
When request for a reservation, the tenant will receive the rental agreement for signature. The agreement states the payment and the rental conditions, the exact rental period and the number of tenants.

The booking is confirmed when the rental agreement and deposit signed by the tenant and received by us within 5 working days. When booking within 8 weeks of arrival, the tenant must pay the entire rental cost by booking.

Because we advertise on multiple rental websites, taking a option is unfortunately not possible.

The refundable deposit of € 175 will be refunded within 14 days of departure after checking for any damages.

The full rent is due 8 weeks before arrival. After receipt of the full rental amount, all required information will be provided to the tenant.

Cancellation Policy Cancellation before arrival:
- more than 8 weeks: loss of deposit, 100% of the rent will be refunded.
- At 6 to 8 weeks: loss of deposit, 75% of the rent will be refunded.
- At 4 to 6 weeks: return of the deposit, 50% of the rent will be refunded.
- Less than 4 weeks: return of the deposit, 0% of the rent will be refunded.

Your security:
Our property and the rental thereof, is managed by the company of our property manager: Costa Calida Property Management SL. This is an officially registered company in Spain. The tenants pay the rent and deposit directly to the "Client Account" of Costa Calida Property Management SL. A "Client Account" is a bank account that a business keeps for acustomer in order to keep the customer's money separate from their own.
We, the owners of the property, receive the rental income after the departure of the guests. This gives the tenant the assurance that their payment is safe.

Our penthouse is located in a quiet residential area (not in a holiday resort). The community rules can be found below (in English). All these rules is aimed to ensure everyone's safety and peace.

Community rules Manzana 9 as per AGM 2015

Welcome to our community. As guests of our penthouse, you are part of community Manzana 9 during your stay. Therefore, our community rules also apply to you. Manana 9 is a small family complex mixed with (semi)permanent residents and holiday makers. It is friendly and peaceful. Our community rules are for the benefits of all the owners, residents, tenants, guests and their families to ensure their health, safety and tranquility. Please respect the community rules and enjoy your stay here.

1,01 Safety and security
The external gates of the community must always be closed.
The gate into the swimming pool must locked after exiting or entering.
Scooters, bicycles and skateboards etc are not to be ridden/used by adults within the walkways of the community. The only exception to this rule are mobility vehicles.
Street ball games are not permitted.

1,02 Noise and Nuisance
Whilst we want you to enjoy your stay in Manzana9, please respect your neighbors by keeping noise levels to a minimum.

1,03 Visual Appearance
It is not permitted to create and leave any rubbish within the community communal areas.
It is not permitted to dry or air towels, clothes or any other laundry/bedding items on garden fences/railings or balcony railings.

1,04 Swimming Pool
The following rules are for the health, safety and tranquility of all residents, their families and tenants and guests. Please be advised that many restrictions are based on Spanish Law and to contravene them could impose legal actions / consequences for the communities.
- The pool will be open from 09:00 till dusk. The pool is closed outside
these hours for both chemical and physical cleaning.
- The pool is for exclusive use of the residents, their families and guests including tenants residents within the community.
- Children under the age of 12 years must be constantly supervised by an adults (=anyone over the age of 18 years).
-The pool gate is to be kept closed at all times and locked during the time the pool is closed and when the pool is not being used.
-Strictly no animals allowed in the pool area.
-Footwear (from the house to the pool area) must be worn.
-Swim suits must be worn.
-Shower at the pool side must be taken before entering the pool.
-No airbeds / floatation devices in the pool during times when the pool is very busy (except for children's arm bands)
-No bombing, No ball games on grassed area. Soft balls only allowed in the pool
-No running.
-No glass in the pool area.
-No loud music around the pool, please use headphones.
-All litter/rubbish to be disposed of appropriately when leaving the pool area.
-Smokers should consider non-smokers and deposit butts and cigarette ends in the appropriate containers.
There is a wide choice of restaurants in our neighborhood, something for everyone: from the traditional Spanish to Asian cuisine. We try every time other restaurants so that we, as they are good, can recommend it to our guests. Meanwhile we have gathered many restaurants information in our information book and the number is still growing.

In general, the price of a meal is very reasonable. A 3-course menu el día during lunch will cost at most restaurants around 12 euros including wine or beer. The typical Murcian meal is undoubtedly Arroz caldero del Murcia / Mar Menor. This is a tasty stewed rice dish which is prepared with fish from Mar Manor. There was no shell fish used in this dish. Rice and fish are served separately. The rice is served with a piece of lemon and aioli.

¡Buen provecho!
Mar Menor and Costa Calida have been a very popular holiday destination for the Spaniards for long time. For several years, more and more northern Europeans have discovered this region.
Unlike Costa Blanca and Costa del Sol, Costa Calida still manages to retain the authentic Spanish atmosphere. The coast is not crammed and there are few tall buildings along the coast, with the exception of La Manga. Along Costa Calida you taste the real Spanish atmosphere. There is no mass tourism here.

The landscape of this coast is quite varied. The northern part of the coast is the Mar Menor. Mar Menor is the largest lagoon in Europe, separated from the Mediterranean by the promontory La Manga. The lagoon is no more than 7 meters deep and therefore very popular with families with young children and novice water sporters. On a windless day the Mar Menor seems like a big mirror. It is a beautiful picture with the reflection of La Manga in the distance. It has almost unreal.

From Cabo de Palos coast becomes rough and mountainous. Between the mountains are hidden many beautiful and quiet coves, with here and there a nice seaside resort.

To explore this beautiful area, a (rental) car is recommended.
